Step 1 – Let’s Meet

Whether it’s face to face or via tele conference, the first step is meet and discuss your expectations, needs, wants and financial aspirations. Nick will also explain how he works and how he can help you.

Step 2 – The Brief

Nick will prepare a brief in consultation with you that outlines what’s important to you, your preferred suburbs and potential strategies for achieving your goals.

Step 3 – Property Search

Nick will use his agent relationships and carry out extensive suburb research in order to compare financial opportunities. He will then look at properties listed on the market as well as off-market and pre-listing opportunities on your behalf.  

Step 4 – The Short List

Nick will prepare a short list of properties for you to consider based on thorough evaluations of each property’s pros and cons, comparable sales and historic data. Nick will then arrange inspections so you can get a feel for each property beyond the marketing hyperbole we often see online.

Step 5 – Due Diligence

When the right property surfaces, Nick will guide you through the due diligence process, ensuring contracts, pest and building, and strata reports are reviewed. His aim is to ensure you make an informed decision before purchase.

Step 6 – Negotiation

Nick knows that emotion can get in the way of even the best negotiators. By negotiating or bidding at auction for you, Nick removes any emotion from the equation and works strategically on your behalf to secure the best price achievable for the property within or under market value.

Step 7 – Settlement

While the champagne may be freely flowing with the successful purchase of your property,  Nick will continue to work with you with a pre-settlement viewing. 

Step 8 –  Move in & enjoy

Keys in hand, the property is now yours to enjoy: to live in; to lease, to renovate or detonate; to appreciate over time and above all to give you peace of mind that you’ve made an informed investment in your future.
